Maddy’s Take: The CT housing market can be competitive, but not unattainable. Patience is key and prioritizing your “must haves” while also being realistic about your budget, timeline etc. is important. The average sale price across Hartford County is $435,000, but varies based on which town you want to settle in/the size of the home.

Average Home Prices: Expect a wide range. In-demand suburbs like West Hartford and Glastonbury often push into the $600K+ range for single-family homes, while more rural or developing areas may offer homes under $400K. 

  • Renting vs. Buying: Rentals are available but competitive, often with limited inventory. Families planning to stay more than a few years usually find buying to be the better long-term investment. 
  • Investment Opportunities: Multifamily properties are common in and around Hartford, providing both steady rental income and long-term value growth. 
    • Maddy’s input: Multifamily homes (2-4 units) are an amazing tool for those looking to get into homeownership while also generating income to offset mortgage and carrying costs. You can utilize first time homeowner or low down payment programs to live in the multi for even just 1 year. Financially position yourself for the future by purchasing a multifamily home, live in 1 unit for 1-5 years while renting out the other(s) and build equity/cash flow. Turn your home equity and rental income into a strong down payment on your next home purchase. 

Amy’s Take: “Think about what stage of life you’re in. If you’re planning to grow your family, look for flexible spaces like finished basements or big backyards. If your kids are older, proximity to schools and after-school activities may be a bigger priority.”

4. Schools & Education

Education is one of the main reasons families choose Greater Hartford.

  • Public Schools: Towns like West Hartford, Glastonbury, Simsbury, and Avon consistently rank among the top in Connecticut, offering strong academics, extracurriculars, and community support.
  • Private & Parochial Schools: Options include Catholic schools and independent institutions like Renbrook School, Kingswood Oxford, and Watkinson.
  • Early Childhood: A wide mix of daycare and preschool options — from national chains to Montessori programs and beloved local centers.
  • Enrichment Programs: Tutoring services, STEM and coding classes, dance studios, and music schools give families plenty of ways to support learning outside the classroom.

Maddy’s Take: Living in this area offers immense options for a strong education and extracurricular activities for our kids. Joining your local Facebook groups/Mom groups can be very helpful for insider perspectives on programs. 

Amy’s Take: “As a mom, finding childcare and preschool options quickly is huge. Waitlists can fill fast, so I recommend starting this process even before you move if possible.”

5. Family Essentials

These are the everyday pieces of life you’ll want lined up quickly:

  • Healthcare: Connecticut Children’s Medical Center in Hartford is nationally recognized, with strong pediatric and family practices in surrounding towns.
  • Childcare: Options include large centers, in-home providers, and nanny networks. Many families also use Care.com or local Facebook groups to find babysitters.
  • Fitness & Wellness: From gyms and yoga studios to postpartum classes, wellness resources are widely available. Moms especially love the growing number of parent-focused studios.
  • Local Services: Reliable contractors, landscapers, cleaners, and handymen are easy to find through recommendations in mom groups or local directories.

     

Maddy’s Take: Ask around to neighbors, friends of friends, other moms – it takes a village and the village is usually pretty helpful! Raising kids in a new town has forced me to rely on recommendations. Resources like GHM are so helpful to turn to when you’re stuck or need some options. 

Amy’s Take: “For me, it’s about finding those ‘go-to’ places right away — the pediatrician you trust, the grocery store that has everything you need, and a coffee shop you love.”

6. Things to Do With Kids

Life with kids in Greater Hartford is never boring.

  • Parks & Playgrounds: Elizabeth Park in West Hartford, Mill Pond Park in Newington, Riverfront Park in Glastonbury and Salmon Brook Park in Granby are local favorites.
  • Libraries: Each town offers robust programming with story hours, crafts, and playgroups for little ones.
  • Indoor Play: KidCity Museum (Middletown), Connecticut Science Center (Hartford), trampoline parks, and indoor play spaces are perfect for rainy days.
  • Seasonal Activities:
    • Fall: apple picking, corn mazes, pumpkin patches (don’t miss Glastonbury and Simsbury farms).
    • Winter: local ski slopes like Ski Sundown.
    • Summer: splash pads, town pools, and festivals. 
    • Spring: maple sugaring, berry picking, nature hikes, and farmers’ markets.

Maddy’s Take: It feels like a rediscovery of this area now that I have kids and can explore so many activities. The CT Science Center is an amazing year round destination for kids of all ages and we are loving making new family traditions throughout the year, like visiting The Old Cider Mill for apple fritters every Fall and picking berries in the Summer.  

Amy’s Take: “With kids, it’s the small traditions that matter. We live for cider donuts in the fall and splash pad days in the summer. These simple things make the area feel like home.”

7. Dining & Shopping

Greater Hartford offers both convenience and character.

  • Family-Friendly Dining: West Hartford Center, Glastonbury, Simsbury/Avon all have fantastic pizza, brunch, and casual dining spots that welcome kids.
  • Coffee Shops: Favorites include Hartford Baking Company, J. René, Silk City, Heirloom Market and the smaller town cafés where moms gather.
  • Shopping: Westfarms Mall offers big-name retailers, while West Hartford Center and Glastonbury are perfect for boutique browsing.
  • Markets & Farms: Fresh produce at town farmer’s markets, Bishop’s Orchards, Killam & Bassette Farmstead, and farm stands make healthy eating easy.

Amy’s Take: There are so many great spots, we try to venture to a new town each dare night!

9. Relocation Tips

Relocating isn’t just about moving boxes, it’s about creating a smooth landing for your family.

Moving Checklist (Maddy’s Expertise):

  • Utilities: Most homes in Greater Hartford use Eversource for electricity, with natural gas through Eversource Gas or CNG depending on the town. Water service is typically provided by MDC, but some properties use private wells. For internet/cable, Frontier and Xfinity are the most common providers.
  • Well & Septic Considerations: If your new home has a private well or septic system, plan ahead for water testing, pump maintenance, and septic servicing. These systems are common in Connecticut and totally manageable with the right upkeep.
  • Heating & Cooling: Many homes use oil heat, natural gas, or propane, and understanding the system in your home helps you budget. Maddy helps clients prepare for these differences so there are no surprises.
  • DMV: Update your license, car registration, and voter registration as soon as you move. Appointments at the Connecticut DMV can fill quickly, so schedule in advance.
  • Mail & Documents: File a change of address with USPS, and update your banks, insurance, and healthcare providers.
  • Healthcare: Pediatricians and family doctors often book up months ahead. Secure your providers early to avoid long waitlists.

Insider Advice from Maddy: Day by day, task by task, room by room. Finding your footing in a new home, school or town takes time.
